Appraisers Advise Sellers How to Get Top Dollar

Want to get top dollar when you sell your home?

Listen to what professional appraisers say.

Their job is to determine the true market value of homes. So they know what makes a property sell for the greatest amount and can tell you how to best prepare your home for market now and later.

“A few years ago, houses were selling quickly with little effort. Now many homeowners actually have to make improvements before they can sell their home,” says appraiser Mike Evans, a Fellow of the American Society of Appraisers (ASA).
In the term, cosmetic touchups can help a home sell a faster. They include:

Updating the paint and carpeting. A fresh coat of paint (preferably white) inside and out and new floor coverings give the home the look and smell of “new.” With the facelift treatment, gone are the wrinkles of cracking paint, the sags of aging wallpaper and the dark age spots of stains and spills. When in doubt, nothing works better than a fresh coat of white paint.
Heighten the curb appeal. How your home looks upon approach is the first impression visitors get. The idea is to make that first impression one that invites visitors inside for a longer look. At least work on the front yard. The backyard can wait, if necessary. Improve the landscaping, fix cracks and stains in the driveway and remove extraneous clutter.
Clean the house. This means mop, pail and elbow grease action, but also clearing clutter. Put stuff in storage if that’s what it takes to rid your home and garage of that unorganized look. Less is more when it comes to the appearance of larger looking rooms.

If you won’t sell your home for some time, but know that possibility looms, do the right improvement things, including:

Adding square footage. Appraisers say an addition provides more returned value to your home than most other improvements. While that doesn’t necessarily mean the buyer will pay the cost of the work in terms of a higher price, you likely will attract more buyers.
Build out your garage. All that clutter you cleared? The new buyer will want to put his or her junk right back in there. Buyers also want a comfy room for their cars. Add, expand or improve your garage and you’ll also increase the value of your home.
Think before you sink money into a pool. You may love the idea of having a pool, but a young family with small kids may see it as a potentially fatal accident waiting to happen. Other buyers don’t want the upkeep and costs that come with a pool. A pool will limit your buyers pool to only those who want a pool.
When you buy, think location. The best locations sell faster. Proximity to good schools, jobs, shopping and attractions and away from crime, heavy traffic, business, commercial or industrial locations helps homes sell faster and for more. Buy a home in a good location. Then you’ll have a home to sell in a good location. Location rules.

“It pays to plan to make home improvement decisions strategically if you may be selling a home in the next few years. Think in terms of increasing the value of your home and not just about design and decor,” Evans says.

Treasury Streamlines, Simplifies Short Sale Process

The U.S. Treasury plan to help homeowners avoid foreclosure, announced on Nov. 30, is many-faceted:

It provides incentives to lenders and borrowers for completing Short Sales.
It streamlines and standardizes the documentation necessary for Short Sales.
It limits the ability of subordinate lien-holders to obstruct the Short Sales process.
It sets limits on the time it takes lenders to approve or reject Short Sales requests.
It steps up pressure on lenders to make permanent the 650,000 trial loan modifications they started earlier in 2009.

75 Percent of Borrowers Potentially Fall Under the Plan

The plan, part of the Foreclosure Alternatives Program, potentially could apply to 75 percent of all mortgages in the U.S. Loans held by Fannie Mae and Freddie Mac, which back about half of all mortgages, currently do not fall under the guidelines. However, both organizations are working with the Treasury Department to finalize applicable servicing guides.

Incentives to Borrowers

Under the plan, borrowers who complete a Short Sale are released from all mortgage debt. Additionally, they receive $1,500 for moving expenses.

Incentives for Lenders

The plan provides for payments of $1,000 to mortgage servicers and investors for completing a Short Sale – or a deed-in-lieu transaction, in which the deed is simply turned over to the lender.

Standardized Documentation

The program will publish streamlined and standardized documentation for Short Sales, including a Short Sale Agreement and Offer Acceptance Letter. Creating one standard set of documents will minimize the complexity of Short Sales, which should significantly increase use of the optionn.

Payments Capped to Subordinate Lien-Holders

Some holders of second mortgages have blocked Short Sales by seeking steep payment in exchange for releasing their claim. Under the plan, subordinate lien-holders as a group can receive no more than $3,000 from proceeds of the sale.

Time Limits for Short Sales

Lenders will have only 10 days to approve or reject a Short Sale – a significant step, since the process often takes so long to complete that the transaction falls through. Borrowers will be allowed at least 90 days to market and sell their home, with the possibility of additional time based on local market conditions. Marketing can run at the same time as the foreclosure process, but no foreclosure can take place during the marketing period as long as the borrower is acting in good faith to sell the property.

RE/MAX has been training its agents to help homeowners avoid foreclosure by offering courses on Short Sales. More than 8,300 RE/MAX Affiliates hold the Certified Distressed Properties Expert designation – 58 percent of the total U.S. CDPE-holders. Many other RE/MAX Associates have extensive experience with foreclosures and pre-foreclosures.

If you’ve fallen behind in your mortgage payments or received a pre-foreclosure letter from your lender, a RE/MAX Associate can help.

U.S. Homebuyer Tax Credit Extended, Expanded

The tax credit for U.S. homebuyers has been extended, and a new group of buyers has been made eligible.

The credit of up to $8,000 for first-time buyers, originally due to expire Nov. 30, has been extended into 2010. This is money that never has to be repaid, provided you live in the home for three years.

Homebuyers who owned and lived in their principal residence for five consecutive years of the last eight are eligible for a credit of up to $6,500.

Facts about the Homebuyer Tax Credit:

You must have a signed purchase agreement for your home no later than April 30, 2010, and the transaction must close before July 1.
First-time buyers receive a credit of 10 percent of the purchase price, up to $8,000. You are considered a first-time buyer if neither you nor your spouse has owned a principal residence in the U.S. within the last three years.
Buyers who owned and lived in their principal residence for at least five consecutive years of the last eight can receive credit of up to $6,500 when they contract to purchase a home before April 30, 2010, and close before July 1.
The upper income limit to receive the full credit is raised to $125,000 for individuals and $225,000 for couples.
If the purchase price is more than $800,000, the buyer is not eligible for the credit.
There is no minimum income for claiming the credit. You qualify for the full credit even if you won’t owe any taxes for 2009 or 2010.
You can claim the credit when you file your 2009 or 2010 tax return. And you can even apply the credit to your down payment for the purchase of an FHA-insured home.
